Leak detection in houses and villas
A damp patch on a wall, a warm spot on the floor, a water meter that keeps turning with every tap closed. Somewhere a pipe is losing water – but where? We locate leaks on hot and cold water pipes in walls, floors and ceilings, without tiles having to come off on a guess.
Typical situations
- Water meter keeps running with all taps closed.
- Damp, mould or flaking paint with no visible cause.
- A warm patch on the floor – often a leak on the hot water pipe.
- Pressure dropping in the house, booster pump cutting in again and again.
- Water bill much higher than usual, especially on an empty property.
Hot and cold water
We test both circuits separately. On hot water pipes and underfloor heating a thermal camera gives us an extra clue: the run of the warm pipe and any unusual patches show up in the image – as a clue, before we pinpoint with tracer gas or acoustics. On cold water we rely on pressure testing, tracer gas and acoustic detection. Pipes under screed, in voids or behind cladding can be located this way too.
Procedure
- Pressure test of the house installation: which run is losing?
- Narrowing down by isolating individual sections.
- Pinpointing electro-acoustically (Aquaphon A200 with contact and ground microphones) or with tracer gas (Variotec 460).
- Marking and report with photos, readings and a recommendation for the repair.
For property managers and landlords: you get a report you can forward straight to the owner, the plumber or the insurer – in English, German or Spanish.
And then?
As a licensed installer we can carry out the repair if you wish, or tell your own tradesperson exactly what needs doing. Your choice.
